For Sellers

There’s more to consider than just picking an agent who can market your home. It’s also about picking one that can advocate for you to sell your home for the most money, with the least concessions.

but marketing matters, and we can’t wait to show you the tricks we’ve got up our sleeves.

Beyond simply listing your home in the MLS and other third party sites (Redfin, Zillow, etc) — your Neighbors agent will work hard to put together a marketing plan for your home that includes things like professional photos and video, 3D walkthrough, floor plans, and more.

The Seller Roadmap

1. FIND YOUR AGENt

Spoiler alert: you can find some good ones at Neighbors.

2. LISTING PREP

Your agents will recommend any painting, landscaping, cleaning, and staging that will help your home shine.

3. LIST DAY

The big day! Your home goes live on the MLS (multiple listing service), the website, and syndicate sites like Redfin and Zillow.

4. OFFERS

There’s much more to consider about an offer beyond purchase price and your agent will help you review the terms of any offer(s) received.

5. Inspections and Repairs

After the buyers complete their inspection, they’ll likely make a request for repairs or a credit in lieu of repairs. Your agent will help advise you on reasonable requests and negotiate on your behalf.

6. APPRAISAL

If the buyer is financing the purchase of your home, their lender will likely require that a licensed appraiser come inspect the property. Your agent will explain the important aspects of this process.

7. SIGNING

You’ll sign your closing documents- likely at the local escrow company. If you’re already out of state, your agent will work with the escrow company to find you a local notary.

8. CLOSING

After you’ve signed the closing documents, the escrow company will record the deed with the county and send you your net proceeds to the account of your choice.

FAQ

how do i sell my house for the best roi?

Homes that sell the quickest and for the most money are usually clean, bright, vacant, and staged. This point may be best summarized with the saying “you’ve got to spend [some] money to make money.” That said, your Neighbors agent will be personally advising you on how you can make your property shine for the best ROI.

what’s the most important thing to do to sell my house?

You only get one first impression. These days, buyers are quick and discerning about their home search. We don’t want to scare them away with bad photos, controversial paint colors, a lack of critical information, or, of course, by being priced too high. The longer a home sits on the market, the less likely we are to have showings. Some buyers will assume there’s something wrong with the house and simply skip it. Price reductions can help attract more buyers, but we’re much less likely to have buyers competing for the home (or writing compelling terms in their offer).

how will you price my home?

In a seller’s market, we’ll be aiming to price slightly below market. Our best chance of success will come from having as many potential buyers tour your home as possible within the first week. This higher demand is our best opportunity to leverage multiple offers with the best price and terms. If the market is cooler, or your home has some other challenges, your agent might advise pricing slightly higher and waiting for the right buyer.

is it a good time to sell my house?

It is important to present the best possible version of your home for listing, because from that point on, we’re largely at the mercy of the market. Your Neighbors agent will be working to attract the strongest offer possible and advising you every step of the way, but how much buyers are willing to pay and their tolerance for risk will largely be dictated by larger forces like interest rates and the overall health of the economy. But fear not, our agents have seen it all and are here to guide you through it!
